A 7-story building (5 stories of wood over 2 levels of concrete) in an older, mid-city Los Angeles neighborhood. Located along a busy street, the ground floor hosts a variety of mixed uses. The possibility for restaurants has been accommodated with ventilation running through the floors above. Many amenities have been introduced among the 122 residential units above including a roof top garden and swimming pool area, podium-level courtyard gardens, a gym, a yoga/pilates studio, dog-wash services, and perhaps most uniquely: a hybrid lobby/cafe we hope will make the entry into the building a more welcoming environment — lending the feeling of a New York style doorman building where packages, pets, and dry cleaning can be dropped off for the tenants. At-grade and below grade parking can accommodate 202 cars.
